The existing site comprises a 4-storey steel structure building which was formerly in use as Tutor Williams department store occupying the entire footprint of its boundary. The property was purchased by Tudor Williams in 1913 and substantially rebuilt in the 1960’s. The building provided 1970sqm of retail floorspace and traded over ground, first and second floor with management offices on the third floor. After 106 years, the Tudor Williams family store closed in 2019, and the building has since been stripped out internally. Located at the heart of New Malden town centre, on the corner of High Street and Cambridge Road, within three minutes walking distance of New Malden station.

The proposal includes the repurposing and upward extension of the Tutor Williams Department store providing residential accommodation and a flexible ground floor commercial space. 34 new residential homes and approximately 600 sqm of ground floor commercial space. The first and second floor were converted in 18 apartments, the third and fourth floor extension are providing 16 apartments. The ground floor was retained with minor changes: a new main residential entrance on the high street and a secondary residential entrance on Sussex Place.
